HECM - Home Equity Conversion Mortgage

A HECM is an FHA (Federal Housing Administration) insured home loan for seniors aged 62 or older. Instead of making monthly mortgage payments like a traditional home loan, HECMs unlock a portion of your home equity and pay you back in cash, tax-free. This can be done through a lump sum payment, receiving monthly cash payments, or establishing a line of credit. Homeowners do not have to repay the funds received through a HECM until after the final borrower no longer lives in the home. There are no monthly mortgage payments required.

No Required Monthly Mortgage Payments

One of the most appealing aspects of HECMs is the freedom from immediate repayment. You do not have to repay the funds received through a HECM until the last borrower permanently vacates the home. This means you can continue to reside in your cherished home, enjoying the benefits of your loan without the pressure of monthly mortgage payments.

Embrace Financial Security:

HECMs offer numerous advantages for seniors looking to enhance their financial security:

Retain Homeownership: HECMs empower you to remain in your home as long as you wish, allowing you to age in place comfortably.

Tax-Free Cash: The funds you receive through a HECM are entirely tax-free, providing you with maximum financial flexibility and peace of mind.

No Monthly Mortgage Payments: Say goodbye to the stress of monthly mortgage payments, freeing up your income for other essential expenses or fulfilling retirement dreams.

There is no prepayment penalty. You may sell your property and repay the loan at any time.

HECM Qualifications and Requirements:

Property Eligibility: The HECM can be used for single-family homes, multi-unit properties, or approved condominiums.

Financial Qualifications: The borrower must demonstrate the ability to meet financial obligations, including property taxes, insurance, and maintenance costs.

Counseling: Prior to obtaining a HECM, the borrower must participate in HUD-approved financial counseling to ensure they understand the loan terms and how the HECM program works.

Mortgage Balance: The borrower should have sufficient equity in their home to qualify for a HECM.

Credit History: While a minimum credit score is not required, lenders may assess the borrower's creditworthiness.

Financial Assessment: Lenders evaluate income, assets, credit history and expenses to determine your ability to meet ongoing property charges.

Federal Insurance Protection Coverage:

FHA Insurance Protection: HECMs are backed by the Federal Housing Administration (FHA) insurance, providing a valuable layer of protection for both borrowers and lenders. This insurance ensures that lenders are repaid even if the loan balance exceeds the value of the home when it is sold.

Non-Recourse Feature: HECMs have a non-recourse feature, which means that if the loan balance surpasses the home's value when it is sold, neither the borrower nor their heirs are responsible for the difference. The FHA insurance covers any outstanding amount.

With a HECM, the FHA insurance remains in effect for the life of the loan, as long as the borrower meets their loan obligations as their primary residence, including property tax and insurance payments. This ensures continuous protection throughout the loan term.

FHA insurance includes non-recourse protection. Interest rates and disbursement options depend on the loan terms.

Protection Against Loan Repayment: Heirs of borrowers are not personally liable for repaying the HECM loan. If the loan balance exceeds the home value, the FHA insurance covers the difference, and heirs are not responsible for any outstanding amount.

Homeownership and heirs

On a Home Equity Conversion Mortgage (HECM), the borrower always retains title and ownership of the property. The property passes on to their heirs when the last borrower passes away.

It is important to note that you have certain responsibilities as a HECM borrower. These include occupying the property as their primary residence, maintaining the property in good condition, paying property taxes, and homeowner's insurance.
