How it works

01

Review your eligibility and options.

A lender reviews your age, home, equity, financial resources and credit history. HUD-approved counseling helps you understand the program. Employment is not required, but financial and credit assessment are required.

02

Establish your available credit.

The approved amount depends on eligibility, property value, interest rates and program limits. Existing mortgages must be repaid using HECM proceeds or other funds. Initial disbursement limits may apply.

03

Draw available funds when needed.

Request funds from your available line of credit while meeting the loan terms. You can leave unused funds available for future needs. A HECM line of credit has an adjustable interest rate.

Explore the benefits

Access cash for home repairs, paying off debt, or unexpected expenses.

Pay a little, a lot, or nothing each month.*

You choose your monthly principal-and-interest payment, including zero. Voluntary payments can reduce what you owe.

Your unused credit line keeps growing.*

The part you haven’t used can grow, giving you more available to borrow later.

A drop in home value won’t freeze, reduce, or cancel your credit line.*

A lower home value alone does not change your access to available credit.

Sell your home at any time without a prepayment penalty.

Pay back part or all of your loan anytime—no prepayment penalty.

Pay down or pay off your loan while keeping your home.

FHA-insured, non-recourse protection for you and your heirs.*

FHA insurance helps protect you and your heirs if the loan balance exceeds the home’s value.

You may qualify without a job.*

Retirement income and other qualifying resources may help you qualify. A financial review is required.

Keep ownership of your home.

A HECM is secured by your home, and you retain title.

HECM and private credit options

HECM line of credit

FHA-insured and subject to HECM program rules. Available unused credit has a growth feature that increases borrowing capacity, not investment earnings. Qualification, property obligations and loan terms apply.

Private / proprietary options

Some lenders offer private or proprietary reverse-mortgage lines of credit. These are not FHA-insured. Eligibility, draw availability, fees and any growth feature depend on the lender and product. Do not assume HECM rules apply.

Educational comparison only. This is not an offer of a specific private loan; availability depends on the lender.

Questions about a line of credit

Do I need a job?

Employment is not required. Lenders evaluate qualifying financial resources and credit history, which can include pension or Social Security income and other eligible resources.

What does it cost?

Costs can include interest, closing/origination charges, annual mortgage insurance and applicable servicing fees. Unpaid interest and fees increase the balance and reduce equity. Ask for a personalized explanation of the loan’s costs. HECM prepayment carries no penalty.

When is repayment due?

A HECM has no fixed scheduled repayment term. It generally becomes due upon sale, the last borrower’s permanent move or death, or a qualifying failure to meet loan terms. Eligible spouse protections may apply. The lender can explain how these rules apply to your situation.

How is this different from a HELOC?

Compare payment requirements, unused-credit growth, access conditions, repayment timing, fees and non-recourse protections. HELOC terms vary by lender and applicable law; non-employment income can also qualify for some HELOCs.

Not a commitment to lend. Subject to qualification, property eligibility, credit availability, financial and credit assessment, and loan terms. Borrowers must meet property-tax, insurance, upkeep and principal-residence obligations.
